1. Repairs; What, if anything, needs taking care of before you sell? Does it need any repairs, a repaint, gardens tidying up, or fixing a broken window you never got around to? We can help. We have a superb list of trusted tradespeople who can get these things done in a timely manner, and for a reasonable price.

2. Presentation; How can your property be presented in it’s best light? Would it benefit from staging, or can your own furniture be arranged by a professional to maximise it’s potential, for a fraction of the price of staging. We’ve had great success with both approaches.

3. Timeline; What’s your timeline? Do you want/have to be moved by a certain date? Don’t leave things too late, it’s better to get on the market sooner and have some flexibility in your settlement period.

4. Strategy; When selecting an agent, always understand their strategy, and research their ‘post-enquiry process’, this is what is going to be the main differentiator between agents. Be wary of an agent who just tells you a price, especially if it’s considerably higher than you expected, or anyone else has quoted you. Make sure their claims are backed up by solid data, and that they can explain the strategy they’re going to implement to help achieve that price. It’s always tempting to go with the agent who tells you the highest price, but by the time you realise it was fabricated, it’s too late.
